This position reports to the Regional Director or above.  

      

JOB OVERVIEW  

  

This full-time position is responsible for facilitating a comprehensive GMP Contract (Final Estimate) turnover to the Operations Team by understanding the client’s expectations, developing a plan to ensure those expectations are met and effectively communicating the plan and expectations to the Precon Team.    

  

RESPONSIBILITIES AND DUTIES     

  

  • Successfully Manage a Design Build Project from Concept to Final Contract Award  

  • From Concept Drawings and above, ability to "Fill in the Gaps" for missing information from drawings and design documents (All Trades)  

  • Review detailed estimates (All Trades) on multiple projects  

  • Review Drawings for missing information and write RFI's for submittal to Architects & Engineers, by Trade   

  • From Trade Contractors’ proposal, develop bid tab sheets for multiple trades to ensure accurate scope  

  • Understand the client’s expectations and communicate them to the Precon team.  From these expectations develop a plan to ensure Precon meets these expectations  

  • Develop comprehensive qualifications and assumptions from bid tabs of Trade Contractors   

  • Provide Cost Savings suggestions by Trade (All Trades)    

  • Communicate with Operations Team regarding site logistics/GR’s/GC’s to be incorporated into estimate  

  • Meet and present to Owners & A/E Team to discuss design & pricing and be able to explain the cost variances and, if required, recommend solutions to bring the project back within budget  

  • Document Review & RFIs: Provide Completeness Reviews & Constructability of Design Documents (Drawings & Specs.)  

  • Ensure historical data is provided to Precon Department to incorporate into Precon Dashboard  

  • Manage Staff on multiple projects to deliver complete and comprehensive budgets, interval budgets and  

GMP  

  • Coach and develop staff to advance their careers and incorporate training on a regular basis  

  • With the approval of the Director, facilitate a complete GMP turnover to the Operations Team  

  • Attend design meetings during the preconstruction phase and successfully steer the design team to meet the client’s coals and manage the budget  

  • Focus on Risk Management regarding qualifications, scope and constructability issues  

QUALIFICATIONS    

 

Graduate from College/University; 4-Year BS Degree in related field  

  • Minimum of Ten (10) Years’ previous experience in Preconstruction  

  • Ability to successfully self-manage work assigned with very little direction  

  • Working knowledge of constructability details and ability to recognize cost-saving opportunities (All Trades)  

  • Proven Track Record of Successfully Managing Multiple Projects  

  • Excellent Sales & Presentation Skills  

  • High Level knowledge of local (and in some cases, national) Trade Contractors  

  • Ability to Manage multiple projects with Estimating Team ensuring a successful outcome  

  • Knowledge of Summary level and detailed level pricing, by Trade   

  • Ability to “Fill the Gaps” for missing information from any level of design documents (All Trades)  

  • Ability to review Drawings for missing information and write RFI's for submittal to Architects & Engineers, by Trade  

  • Detailed knowledge of All Trade Specific Scope Responsibilities & Unit Pricing without having specific information on Design Documents  

  • Knowledge of Historical Data on various project types  

  • Expert knowledge of unit pricing for ALL trades   

  • Ability to communicate internally & externally with Operations, Precon Staff, Trade Contractors & Owners, A/E  

  • Ability to communicate and manage Trade Contractors for Scope-specific Proposals  

  • Ability to provide multiple progressive estimates with cost variance reconciliation between deliverables
